What Reservation Software Do You Utilize and Where Are Your Properties Advertised?

We utilize a comprehensive approach to listing our properties, ensuring maximum exposure and reach for our clients. Our listings are prominently featured on popular platforms such as Airbnb, VRBO, Booking.com, Expedia, Hopper, and Marriott Homes & Villas. Additionally, we offer the convenience of direct bookings through our Direct Booking engine.

We leverage advanced technology through platforms like Guesty, which enables us to seamlessly manage and synchronize our listings across multiple platforms, consolidating them into a single calendar for efficient management.

If you have a specific platform in mind that is not listed above, please don't hesitate to reach out to us. We'll gladly investigate whether our software offers a direct integration with that platform, providing you with the most comprehensive listing options available.

Do You Use a Dynamic Pricing Model? How Does That Work?

We use BeyondPricing as our pricing software, which is fully integrated with Guesty, our booking software. Its algorithm adjusts pricing in real time based on several factors: available supply, demand, day of the week, seasonality and holidays, and local factors such as events, business conferences, etc. The software uses over 20 factors to calculate the daily pricing, including a floor for nightly rate so that the software has some boundaries. The cost of BeyondPricing is included in Highline’s management fee. In addition to software, the Highline team uses their market expertise to manually adjust pricing, enticing last-minute bookings to fill any holes in the calendar.

Is There a Cancellation Clause in the Contract?

Our contract has a 6-month minimum to start and then reverts to month-to-month with 30 days’ notice for both the owner and the management company.

What is Covered by the One-Time Onboarding Fee?

Our one-time onboarding fee encompasses everything you need for a seamless start: multiple home visits, featuring our thorough preventative maintenance walkthrough, our new launch deep cleaning and staging service, professional photography, expert content creation, and full listing integration into our diverse software infrastructure. Rest assured, your property will be perfectly positioned for success.

What is Included in the Cleaning Turnover and Linen Service?

At Highline, our in-house team executes cleaning and laundry services to impeccable standards, ensuring unparalleled guest satisfaction. We prioritize same-day turnovers, employ property-specific checklists, conduct thorough inspections, and utilize video walkthroughs for transparency. Our linen service operates from a professional facility, guaranteeing spotless linens through careful inspection and commercial-grade laundering. These practices elevate guest experiences, garnering five-star reviews and maximizing bookings for our clients.

How Do We Calculate our Management Fee from Monthly Revenue?

Our management fee is calculated based on your monthly net booking amount, which refers to the total accommodation fare after deducting turnover cleaning costs from the gross bookings amount. Monthly revenue is recorded by check-in date, with funds allocated to the corresponding month for any reservations starting within that period. For instance, if a reservation begins on January 31st and ends on February 16th, you'll receive payment for the entire reservation in the January Monthly Report.

How Can Owners Block Personal Dates?

Our reservation software, Guesty, includes an extremely user-friendly Owners Portal, which allows full calendar access to block dates for personal use, check revenue and occupancy, and monitor bookings from all platforms.
